- The Department of Veterans Affairs, Western New York Health Care Systems, 3495 Bailey Ave., Buffalo NY 14215 desires to lease space yielding 9,800 to 9,900 net usable square feet (NUSF) of rentable space within a 5 mile radius of the Buffalo VA Medical Center. The space will be used for the HBPC (Home Based Primary Care) and Adult Day Care that is currently at the Medical Center. The space must be located on the ground floor, be handicap and public transportation accessible, ADA compliant and can be provided by new construction or modification of existing space. On-site parking for 45-50 vehicles is required 10-12 have to be designated as Disabled/Handicapped. The lease will be a full service lease with a lease term for five (5) years, with one five (5) year renewal option. A market survey of properties offered for lease will be conducted by VA personnel. Interested Offerors must submit the address, name, proof of ownership and pictures of the proposed property. Also, a map or proof that the proposed property is within the delineated area is required. Contact is required by 3pm local time on Thursday, April 1, 2010. The Government is limited by law (40 USC 278a, as Amended 10-1-81) to pay no more than the appraised fair rental value for space. Please note: This advertisement is not a solicitation for offers, nor is it a request for proposals. A solicitation for offers will be issued by the Department of Veterans Affairs at a later date. All interested parties will submit a request for the solicitation in writing to the attention of Mr. Aikin at the above address. Potential offerors shall describe the property. A site investigation of all properties will be conducted. Complete access of all properties will be required at the time of the site investigation. The VA will not enter into any sublease or ground lease. All offerors that want the VA to enter into a sublease or ground lease will not be considered.
