Description
The reason for this modification is to change the Occupancy Date for Phase I of this project. The United States General Services Administration Seeks Expressions of Interest for Lease of Office and Related Space in Northern Virginia within three (3) miles driving distance of an existing Metrorail Station, or one scheduled for construction completion and in service by 2013. REQUIREMENT: The United States Government seeks to lease office and related space consisting of a maximum of 523,482 contiguous rentable square feet, yielding a minimum of 455,514 ANSI/BOMA office area square feet. Space must be located in no more than two (2) contiguous buildings, which must be connected and have the same owner. UNIQUE REQUIREMENTS: 1. Site and Improvements shall meet all DoD Anti-Terrorism Standards (UFC 4-010-01, 22 Jan 2007) including a minimum controlled perimeter and building standoff of one hundred forty-eight (148) lineal feet. Parking and roadways within said controlled perimeter shall provide a minimum eighty-two (82) lineal foot standoff. 2. Properties proposed by Offeror shall meet all SCIF and TEMPEST requirements for ownership, construction personnel, and related security criteria. LOCATION: The delineated area is limited to Northern Virginia, further defined as the counties of Arlington, Fairfax, Prince William and Loudoun, and the cities of Falls Church, Alexandria, Fairfax, Manassas and Manassas Park, within three (3) miles driving distance of an existing Metrorail station, or one scheduled for construction completion and in service by 2013. LEASE TERM: The proposed lease is for twenty (20) years firm. OCCUPANCY: Between 250,000 and 310,000 rentable square feet must be available for occupancy no later than February 15, 2012. The remaining square footage must be available no later than May 1, 2013. PARKING: Secured parking for one hundred (100) official Government vehicles must be included in the base rent. All other parking must be available in accordance with local code. Buildings offered for consideration must be of sound and substantial construction of the type generally recognized as contemporary with the ability to meet all current applicable federal, state, and local government building codes and regulations including, but not limited to, fire and life safety, accessibility, OSHA, and seismic protection. Owners, brokers or agents may offer space for consideration. Any properties submitted by brokers or agents must be accompanied by written evidence that they are authorized by the ownership to exclusively represent the building offered. The General Services Administration (GSA) is using a tenant broker to represent the Government in this transaction. In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any federal agency other than the authorized offices and employees of the GSA or their authorized representative, CB Richard Ellis, Inc. ANSI/BOMA office area/usable square feet (USF); 5. Rentable square feet (RSF) offered and rental rate per usable square foot, full service inclusive of a Tenant Improvement Allowance of $42.08/ANSI BOMA office area SF, meeting GSA's standard building shell requirements, DOD Anti-Terrorism requirements and including secured parking for one hundred (100) official Government vehicles; 6. Amount of parking available and monthly cost (if any) for unreserved spaces; 7. Driving distance and route to nearest Metrorail station; 8. Name, address, telephone number, and email address of authorized contact; 9. Scaled floor plans (as-built) identifying offered space; 10. Information on project and building ownership; 11.
