- NOTE: THIS IS A RE-ADVERTISEMENT OF AN EXISTING PROCUREMENT THATIS UNDERWAY. IF YOU HAVE RESPONDED TO THIS SOLICITATION, YOU DO NOTHAVE TO RESPOND AGAIN TO THIS AD. The Department of Veterans Affairs is seeking to lease 48,008 net usablesquare feet of office/light industrial/warehouse space in an existingspace for use by VA as a Consolidated Patient Account Center (CPAC).Net usable square feet does not include such areas as stairs, elevators,mechanical and utility rooms, ducts, shafts, vestibules, publiccorridors and public toilets required by local code. The building/spacemust be contiguous, with an open floor plan, on no more than two floors,and can be proved by modification of existing space. There must be aminimum of 24,000 net usable square feet of the space on one floor,ceilings shall be at 14 feet, 0 inches, measured from floor to thelowest obstruction, ceiling heights may be greater than 14 feet in areassurrounding skylights or light shafts. The remainder of the requiredspace must be aminimum of 10 feet, 0 inches or taller, measured fromfloor to the lowest obstruction. On-site parking for 380 vehicles isrequired. The building must meet certain security requirements as setforth in the Interagency Security Committee Standards and the Departmentof Justice Security Standards. Among these requirements, the buildingmust be set back not less than twenty (20) feet on all sides from allpublic rights of way, driveways, and parking areas. The building andparking area must be fully accessible meeting all requirements ofArchitectural Barriers Act Accessibility Standards (ABAAS). Location: The space must be located within a 15-mile radius of the VeteransAffairs Outpatient Clinic that is located at 630 S. Rancho Road, LasVegas, NV 89106. Offerors must provide evidence that properties are outside the 100-yearflood plain. Lease Term: 20 years firm as a full service lease. Availability: The estimated occupancy date is eight months from leaseaward. EXPRESSIONS SHOULD INCLUDE THE FOLLOWING INFORMATION AND MUST BERECEIVED IN WRITING NO LATER THAN April 8, 2010. 1. Building name, address, age of building and owner.2. Total net usable square feet, existing or proposed.3. Rental rate per NUSF4. Scaled building plans and site drawings, which detail the number ofparking spaces. Note: VA staff will conduct a market survey of properties offered forlease. The government will pay no more than the appraised fair marketrental value for space.
