Description
REQUIREMENT: The General Services Administration (GSA) is seeking to lease 76,024 rentable square feet of office space along with 152 parking spaces (including 10 for oversized vehicles). The rentable space must yield a minimum of 66,108 ANSI/BOMA office area square feet. The proposed lease is for 15 years, 10 years firm and should be fully serviced. Existing buildings offered must meet or be capable of meeting the following criteria: •Space is anticipated to be occupied by mid 2011. •Not be located within a 100 year flood plain or other geological or environmental impairments. •Meet seismic standards contained in “Standards of Seismic Safety for Existing Federally Owned and Leased Buildings and Commentary”, ISSC RP 6, or be a candidate for retrofit to meet same; •The space must be fully accessible in accordance with ABAAS standards. •Be a Class A building located within a conforming office development with nearby public transportation and supporting amenities. •Have easy access to utilities cable TV and fiber optics. •Have convenient access to major traffic arteries and to food service establishments and retail services. •Have convenient access to major freeways but not be adjacent to overpasses, bridges, elevated ramps, or railroad tracks. This Federal Government client cannot be located near businesses or facilities deemed unacceptable for security purposes. LOCATION: To warrant consideration, the property must lie within the following boundaries: West:Castro Street to 2nd Street to Martin Luther King Jr. Way North:Grand Avenue to West Grand Avenue East:Oak Street to Lakeside Drive to Harrison Street South:Embarcadero West A market survey will be conducted to inspect properties offered for consideration, and procurement will follow. Brokers or agents may represent the site owner, but any properties or proposals submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the ownership of the site. The Government reserves the right to amend the delineated area and/or building and site requirements. EXPRESSIONS OF INTEREST CONSISTENT WITH THE CRITERIA FROM PAGE ONE: Expressions of interest (from both building owners and development teams) can be submitted in letter form and should include documentation of ownership and information about the current zoning and condition of the property as follows: •Address and legal description of the property; •Identification of existing structures; •Location map; •Aerial photos (if available); •Prominent features; •Available amenities; •Detailed description of building setbacks per page 1 requirement; •Project photos; •Parking amenities; •Site Plan; The Government will make every effort to expedite the site selection. This advertisement is NOT a basis for negotiations and the right is hereby reserved, as the interest of the Government may require it, to reject any or all offers and give consideration to sites other than those offered in response to this advertisement.
