Description
UNITED STATES GOVERNMENT Seeks Expressions of Interest for Lease of Warehouse, Office and Related Space In Prince George's, Howard and Anne Arundel Counties The General Services Administration (GSA) is seeking offers for approximately 140,000 - 150,000 contiguous BOMA usable square feet of storage, dock, office, and related space in which to store Federal records of the Washington National Records Center in Prince George's, Howard and Anne Arundel Counties. The single-tenant facility will have a maximum records storage capacity of 750,000 boxes. New construction and retrofits of existing space will both be considered. The Lessor shall provide a setback distance of 100 feet as specified from the face of the building's exterior to the protected/defended perimeter (i.e., any potential point of explosion). This request for Expressions of Interest advertisement supersedes Request for Information #78NCRREG3. The record storage space should have a minimum of fifteen feet, one inch clear stacking height above finished floor. The tenant requires phased occupancy. The anticipated term is 20 years firm. The required occupancy date is no later than Spring 2012. Building(s) offered for consideration must be of sound and substantial construction of the type generally recognized as contemporary with the ability to meet all current applicable Federal, state, and local government building codes and regulations including, but not limited to, fire and life safety, accessibility, OSHA, and seismic protection. The offered space must be able to accommodate Level III Security and comply with Facility Standards for Records codified as 36 CFR 1234. (Please refer to the attachment for the Agency's General Building Requirements and Facility Standards for Records codified as 36 CFR 1234) This requirement is subject to the FY2010 Prospectus rent cap. NARA's General Building Requirements are subject to change. Expressions of interest must be submitted in writing and must include the following information in order to be deemed compliant and be eligible for further consideration: Ability to provide unique requirements Building name/address Location of space in the building and date it will be available One-eighth inch scale drawing showing location of offered space. ANSI/BOMA defined office area/useable square feet (USF) Rentable Square Feet (RSF) offered and rental rate per square foot, specifying services, utilities, and tenant improvement allowance included Common Area Factor used to determine the RSF Name, address, telephone number, and email address of Owner's Representative Owner's name and address and written statement from owner identifying Owner's Representative and granting it authority to provide information on the property. Parking Availability Building setback information Proof of capability to meet security requirements Date space will be available for commencement of tenant improvements Site plan, legal description, and drawing of space The Government's decision will be based, in part, on information received in response to this advertisement. In the event that a potential offeror fails to provide the requested information, the Government reserves the right to assume that the potential offeror in question cannot meet the Government's requirement. GSA is using a tenant broker to represent the Government in this transaction.
