Description
UNITED STATES GOVERNMENT Seeks Expressions of Interest to Lease Office Space In Washington, DC This is a modification to the Government’s previously posted Federal Business Opportunities ad under project number 8DC2403. A change is hereby made to the occupancy date and the authorized contact information. Any offeror who previously submitted a response to this requirement need not respond. If desired, an offeror may either submit or resubmit a proposal predicated on the extended delivery date. Contracting Office Address General Services Administration, Public Buildings Service (PBS), 7TH & D Streets, SW, Room 7660, Washington, DC 20407 REQUIREMENT: The United States General Services Administration seeks to identify sources and receive information on available office and related space for the delineated area identified below. This requirement is for an existing lease that expires on January 31, 2012. GSA is seeking a maximum of 100,500 contiguous rentable square feet yielding a minimum of approximately 83,726 ANSI/BOMA usable square feet to include six (6) reserved parking spaces available for official Government use. The Government will also factor in costs of moving to a new location including, but not limited to, physical move, furniture relocation, telecommunications infrastructure, and other related costs. LEASE TERM: The proposed lease is for ten (10) years firm with one (1) ten year option to renew, subject to termination rights beginning on the 19th anniversary. LOCATION:All properties submitted to the Government must be located in the following delineated area of Washington, DC: Central Employment Area to include North of Massachusetts Avenue and Waterfront (See attached map). OCCUPANCY DATE: Space must be ready for occupancy and delivered to the Government no later than December 31, 2011. Expressions of interest must be submitted in writing and should include the following information at a minimum (this is not an invitation for bids or a request for proposals): •Building name/address and age •Location of space in the building and date of availability •One-eighth inch scale drawing of space offered •ANSI/BOMA defined general office usable square feet (“USF”) •Rentable Square Feet (“RSF”) offered and rental rate per usable square foot, specifying included services, utilities, and tenant improvement allowance of $42.08/ANSI BOMA general office usable square feet (USF), meeting GSA’s standard building shell requirements. •Common Area Factor used to determine the RSF •Location, and number of parking spaces available to the Government •Date building will be ready for commencement of tenant improvements •Name, address, telephone number, and email address of authorized contact AUTHORIZED CONTACTS:The General Services Administration (“GSA”) is using a tenant broker to represent the Government in lease negotiations for this transaction. In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any federal agency other than the authorized officers and employees of the GSA or their authorized representative, Jones Lang LaSalle Americas, Inc.
