Description
UNITED STATES GOVERNMENT Seeks Leased Office Space Modesto, CA The United States Government seeks to lease office space consisting of 3,149 rentable square feet in Modesto, CA within the following delineated area: Within the Modesto, CA: North: Corner of Greenleaf and Sisk Road, including all of Greenleaf Court, to south on Sisk Road East: Carver Road West: Sisk Road South: Standiford Avenue, including shopping center on southwest corner of Prescott Road and Standiford Avenue The rentable space must yield a minimum of 2,738 ANSI/BOMA office area square feet. Surface parking is required for four (4) vehicles. Any spaces to be considered should be on the second floor or higher. If the offered space is on the top floor of a building, roof-top access should not be in the space. The offered space must meet Government requirements for Fire Safety and Handicapped Accessibility. Property located within a base floodplain (100 year floodplain) or wetland will not be considered. The proposed lease is for 8 years, 5 years firm and should be fully serviced. All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. SUBMISSION REQUIREMENTS: Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or request for proposals): • Building name/address • Legal property description, recent survey, and property identification (PIN) • Location of space in the building and date it will be available • ANSI/BOMA defined office area/useable square feet (USF) • Rentable Square Feet (RSF) offered and rental rate per square foot, specifying services, utilities, and tenant improvement allowance included • Common Area Factor used to determine the RSF • Name, address, telephone number, and email address of authorized contact • In cases where an agent is representing multiple ownership entities, written acknowledgment, and • Permission to represent multiple owners for the same submission AUTHORIZED CONTACTS: GSA is using a tenant broker to represent the Government in lease negotiations for this transaction. In no event, shall a potential Offeror enter into negotiations or discussions concerning a space to be leased with representatives of any federal agency other than the authorized officers and employees of the General Services Administration (GSA) or their authorized representative.
