- Description
- The General Services Administration seeks to lease approximately 28,585 rentable square feet yielding a minimum of 24,687 to a maximum of 25,986 contiguous ANSI/BOMA Office square feet (ABOASF) consisting of 12,945 ABOASF office space and 13,041 ABOASF of warehouse/light industrial space. The proposed lease is for 10 years and 5 years firm. The Government may terminate this lease anytime after the 5th year upon ninety (90) days written notice to the Lessor. The offered space must be on the ground floor and it must meet Government requirements for Fire and Life Safety, Security and Handicapped Accessibility in accordance with Architectural Barriers Act Accessibility Standards (ABAAS). DELINEATED AREA: Space must be located within the following boundaries: North: Garden State Parkway east on Orange Avenue which becomes Market Street in Newark and along the Passaic River which loops north of Rt. 95 (NJ Trpk) Exit 15E; South: Roosevelt Avenue at the Arthur Kill in Carteret to St. George Ave./Westfield Ave to Garden State Parkway Exit 135 in Clark. East: Passaic River from Rt 95 south to Newark bay and along the Arthur Kill waterway to Carteret. West: Exit 135 North Clark Garden State parkway along parkway north to Orange Ave Exit 144. Other requirements: • Parking -about 15 to 25 on-site parking spaces are required and additional (approximately 10,000 sq. ft.) parking area for maneuvering up to 53 foot semi-trailer truck. • Requires 3 loading docks. • 24/7 access is required for the entire space including parking area. • Building roads must be large enough to accommodate semis, large trucks and trailers. • Public transportation is required within 5 blocks. • All services, supplies, utilities and tenant alterations are to be provided as part of the rental consideration.
