RECOVERY: AMERICAN RECOVERY AND REINVESTMENT ACT U.S. GOVERNMENT WANTS TO LEASE OFFICE AND RELATED SPACE IN THE MINNEAPOLIS – ST. PAUL, MINNESOTA METROPOLITAN AREA (SFO# GS-05B-18407) ***ORIGINAL RESPONDANTS TO THE ADVERTISEMENT ARE NOT REQUIRED TO RESUBMIT*** REQUIREMENT: General Services Administration is interested in leasing office and related space consisting of approximately 233,458 rentable square feet, which will yield approximately 216,863 ANSI/BOMA Office Area square feet to 238,549 ANSI/BOMA Office Area square feet. This requirement is a separate procurement from prior postings under SFO# GS-05B-18406, which seeks different space in the same market. LEASE TERM/OCCUPANCY DATE: Ten (10) years firm term. Occupancy is required no later than June 1, 2011. Due to the required Occupancy Date, new construction will not be considered unless adequate competition is not identified. UNIQUE REQUIREMENTS: Space in a single building is sought; however, if adequate competition does not exist for space in a single building, the Government may consider space located in more than one building, provided the buildings are contiguous and connected by common areas. In any event, the space must have potential for efficient layout, as determined by the Government agencies’ mission. Space must be located 1) in an office, research, technology, or business park that is modern in design with a campus-like atmosphere or 2) on an attractively landscaped site containing one or more modern office buildings that are professional and prestigious in appearance with the surrounding development well maintained and in consonance with a professional image. The Government requires a fully serviced lease including 25 reserved parking spaces inside the building, or in an attached structured garage. In addition, the greater of 830 on-site surface parking spaces (or attached structured parking spaces) or what is required by local code, for employee parking. Additionally, general unreserved parking for visitors shall be provided as required by local code. All services, supplies, utilities, partitioning and tenant alterations are desired as part of the rental consideration. Space shall not be located within a base (100-year) flood plain or wetland unless the Government has determined it to be the only practicable alternative. The Government shall have access to the space 24 hours a day, 7 days a week, 365 days a year. The offered space must meet Government requirements for Fire and Life Safety and Handicapped Accessibility. The Government will have the right to install antennas on the building’s roof. Loading dock access is required including leveler and accessibility for 18-wheeler truck delivery. Approximately 15,000 square feet must be located on the first floor or in an area with a minimum 125 psf to 150 psf floor live load to accommodate high-density file systems. LOCATION: Offered properties must be located within the following delineated area in the Minneapolis - St. Paul, Minnesota Metropolitan Area: North: Beginning at Route 169, east on Route 62 to Route 55 to Route 5 to I35E to Route110 to I494. South: 2 Miles South of I-494 East: Route 52 (Lafayette Freeway) West: Route 169 EXPRESSIONS OF INTEREST MUST BE SUBMITTED IN WRITING AND INCLUDE THE FOLLOWING INFORMATION: 1)Building name and address. 2)CAD or one-eighth inch scale drawing of space offered. 3)ANSI/BOMA Office Area and Rentable Square footages offered. 4)Summary of parking availability 5)Proximity to Public Transportation and Amenities (fast food and/or eat in restaurants, and other employee services such as retail shops, cleaners, banks, etc.). 6)Asking rental rate 7)Name, address, and telephone number of individual to be contacted. 8)Evidence of authority to represent the owner.
