- U.S. GOVERNMENT SEEKS TO LEASE APPROXIMATELY 11,617 RSF (YIELDING APPROXIMATELY 10,102 USF) OF OFFICE SPACE IN NIAGARA FALLS, NEW YORK SOLICITATION # 9NY2539 The United States Government seeks to lease approximately 11,617 rentable square feet (yielding a minimum of 10,102 ANSI/BOMA Office Area (ABOA) square feet to a maximum of 10,607 ANSI/BOMA Office Area square feet) of contiguous office space. Space on a single ground floor is preferred. Space on no more than 2 contiguous floors may be considered, provided that if space is offered on more than one floor, at least 85% of the space must be contiguous on one floor. Space above ground level must be serviced by at least two elevators, one of which may serve as a freight elevator. The space must meet requirements for fire and life safety plus handicapped access in accordance with PL-90-480. LEASE TERM: Ten (10) years, five (5) years firm with cancellation rights at anytime after the 5th year on one hundred twenty (120) days cancellation notice. DELINEATED AREA: Niagara Falls, New York as described by the area below: Northern Boundary: Lockport Road Eastern Boundary: Walmore Road Southern Boundary: Niagara River Western Boundary: Packard Road EXPRESSIONS OF INTEREST MUST BE SUBMITTED IN WRITING NO LATER THAN FEBRUARY 5, 2010 AND SHOULD INCLUDE THE FOLLOWING INFORMATION: 1. Building name and address, and location of space in the building 2. Legal description 3. One-eighth inch scale drawing of the space being offered 4. ANSI/BOMA defined Office Area Square Feet 5. Rentable Square Feet offered and Rental Rate per square foot. (Specifying services, utilities, electricity and tenant improvement allowance included) 6. Percentage of Common Area Factor used to determine the Rentable Square Feet 7. Name, address, telephone number and email address of individual to be contacted Submissions by other than the owner or manager of a property must be accompanied by a letter from the ownership granting permission to make a general offering of space. In instances where the Offeror is representing more than one property, the Offeror is hereby notified that they may only participate in negotiations on behalf of one owner.
