- Map of Delineated Area REQUIREMENT: The United States Government seeks to lease approximately 5,759 rentable square feet (RSF) to yield approximately 4,770 ANSI / BOMA square feet of contiguous office space in San Antonio, Texas. Of this space approximately 2,270 ANSI/BOMA Office area square feet shall consist of space for office use and approximately 2,500 ANSI/BOMA Office Area square feet shall be warehouse space. On-site, reserved surface parking is required for six (6) vehicles, including one (1) accessible space. The space shall be located in a prime commercial office district with attractive, professional surroundings; or in an office, research, technology, or business park with a campus-like atmosphere; or an attractively landscaped site containing one or more modern office buildings that are professional in appearance. All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. The offered space must meet Government requirements for security, fire safety and handicapped accessibility. Occupancy is desired no later than March 1, 2011. LEASE TERM: Term is for 10 years, 5 years firm. DELINEATED AREA: North – Galm Rd to Loop 1604 to Interstate 10 East – I-10 to NW I-410 South – Potranco Rd to Hwy 151 to NW I-410 to I-10 West - Loop 1604 to FM 471 to Steubing/Galm Road All expressions of interest submitted by brokers/agents must be received by December 11, 2009. Expressions of interest should include the following: 1) Building name and address 2) Rentable square feet and rentable rate per square foot 3) One-eighth inch scale drawing of existing space offered - including method of measurement used to determine rentable square feet 4) Common Area Factor(s) for available space by floor, if applicable 5) Offers must be submitted by owner(s) or by authorized representatives of the owner(s) only.
