- UNITED STATES GOVERNMENT SEEKS LEASED OFFICE SPACE IN ATLANTA, GA **** MODIFIED SQUARE FEET **** The United States Government seeks to lease class ‘A' office space. The space offered must consist of approximately 57,374 Rentable Square Feet in Atlanta, GA. The space must yield 49,890 ANSI/BOMA Office Area Square Feet. A minimum of ten (10) surface parking spaces are required onsite at no additional cost with 300 additional parking spaces required onsite or within 1/3 mile of the offered space at reasonable commercial rates. Parking must meet local code requirements. Public transportation is required within two blocks of the space. All services, supplies, utilities and tenant alterations are to be provided as part of the rental consideration. The offered space must meet Government requirements for Security, Fire Safety and Handicapped Accessibility. Subleases are not acceptable. The proposed space must be located within the following delineated area: Buford Hwy NE on the West Hwy 29 on the East (turns unto Lawrenceville Hwy) N Druid Hills Rd on the South (SW) Beaver Ruin Rd NW on the North (NW) then Indian Trail Lilburn Road NW (NE) The proposed lease is for ten (10) years, five (5) years firm, and must be fully serviced. Space must be ready for occupancy no later than July 15, 2010. All expressions of interest submitted by brokers/agents must be accompanied by written evidence of authorization to represent the building's ownership. In no event shall the Offeror enter into negotiations or discussions concerning the space to be leased with representatives of any Federal agency other than the General Services Administration (GSA) Contracting Officer or their authorized broker representative, CB Richard Ellis.
