- VETERANS AFFAIRSSEEKING OFFICE SPACE The Department of Veterans Affairs desires to lease sufficient rentable square footage to yield 7,000 usable square feet in Cottonwood, Arizona, for use as medical office space. The space must be handicap and public transportation accessible, ADA compliant and can be provided by new construction or modification of existing space. On-site parking for 35 vehicles is required, 5 have to be designated as Disabled/Handicapped. This will be a full service lease with a lease term for five (5) years with options for five (5) one (1) year option periods. Space within or fronting on the following boundaries will be considered: Within a 3 mile radius of 203 S. Candy Lane, Cottonwood, AZ. A market survey of properties offered for lease will be conducted by VA. Interested offerors (owners, brokers, or their legal representatives) should contact Keron White by telephone 480-325-3122, e-mail Keron.White1@va.gov or by mail Keron White, VISN 18, 6950 E. Williams Field Road, Mesa, AZ 85212 no later than 3:30 P.M. AZT, Monday, January 4, 2010. Expressions of Interest must be submitted to the above address by 3:30 PM on Monday, January 4, 2010 and must include the following information: "Building name and address and location of the available space within the building. "Rentable square feet available and expected rental rate per rentable square foot, fully serviced. "Net Usable square feet (USF) to be offered and expected rental rate per USF, fully serviced. Indicate whether or not the quoted rental rate includes an amount for tenant improvements and state the amount, if any. "Date of space availability. "Method of rentable space measurement. "Building ownership information. "Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking (if any). "Energy efficiency and renewable energy features existing within the building. "List of building services provided. The Government is limited by law (40 USC 278a, as Amended 10-1-81) to pay no more than the appraised fair rental value for space. Please note: This advertisement is not a solicitation for offers, nor is it a request for proposals. A solicitation for offers will be issued by the Department of Veterans Affairs at a later date. All interested parties will submit a request for the solicitation in writing to the attention of Mr. White at the above address. Interested offerors should submit three (3) copies of specific information concerning their properties. A site investigation of all properties will be conducted. Complete access of all properties will be required at the time of the site investigation.
