- REQUIREMENT: The General Services Administration seeks to lease space consisting of a maximum of approximately 3950 rentable square feet yielding a maximum 3890 ANSI/BOMA usable square feet consisting of approximately 3100 sf warehouse with 3 inside parking spaces, 75 sf Data Processing and 715 sf office, wareyard and related space. Space offered must be contiguous. Space must be located in a prime commercial office district with attractive, prestigious surroundings with a prevalence of modern design and/or tasteful rehabilitation in modern use. Subleases are not acceptable DELINEATED AREA: Space must be located within the following boundaries: North: El Capitan Reservoir/Canals South: Interstate 8 South Frontage Road (both sides) East: El Capitan Reservoir/Canals West: Highway 67 REQUIRED: On-site parking for 7 vehicles is required; 4 outside and 3 inside the warehouse. Public transportation is required within 2 blocks. All services, supplies, utilities and tenant alterations are to be provided as part of the rental consideration. The offered space must meet Government requirements for Security, Fire Safety and Handicapped Accessibility. There is a 20 foot setback requirement for new construction. The 20-foot setback needs to be from the façade of the building to the nearest point accessible by a vehicle or the curb. The facility must be professional in appearance, well maintained, of modern design, and of sound and substantial construction. The space shall be located in a professional office setting and not within close proximity to residential areas, railroad tracks, busy intersections or one-way access roads. LEASE TERM: Term is for Ten (10) years/ five (5) years firm. Proposed occupancy date is February 15, 2011.
