- REQUIREMENT: The General Services Administration (GSA) seeks expressions of interest from owners and authorized agents in obtaining an un-assignable, no cost option to purchase property or the donation of a site capable of accommodating 305,520.50 RSF of space and 1,222 parking spaces. A 20 foot setback shall be required of all new constructions, with existing buildings having no setback requirement. Existing buildings capable of meeting these requirements will also be considered. The property will be used to accommodate a requirement by the National Business Center. LOCATION : The site must be located within the following delineated area: North to 20 th Ave, South to W. Quincy Ave, East to S Sheridan Blvd, and West from C-470 to I-70 (including the imaginary intersection of 20 th Avenue and Isabel St.). The site must be located within an office development or appropriate commercial setting with supporting amenities, and cannot be located within a 100 or 500 year floodplain. Preference will be given to those properties demonstrating proximity to either existing or planned and funded public transportation routes as well as those properties proving to be sustainably conscious. A LEED ® Silver rating must be achieved for the project. PROPOSALS: Site proposals must include the following information: location map, address, aerial photos (if available), site plan identifying existing structures (if any), legal description, prominent features, and land cost, if appropriate. Owners may submit their proposals directly. Proposals submitted by agents must be accompanied by documentary evidence of the agent's authority to make such offers. The Government will make every effort to expedite this site selection. This advertisement is not a basis for negotiation, and the right is hereby reserved as the interest of the Government may require rejection of any or all offers and may give consideration to sites other than those offered in response to this advertisement. Upon selection of the site, GSA will conduct a two-phase procurement for the design/build/lease of an approximate 305,518 rentable square foot facility and must yield a minimum of 265,668 usable square feet. In Phase I, interested development teams will be required to submit experience and past performance information; in Phase II, GSA will limit the number of the most highly qualified offerors that will be invited to submit design and price proposals.
