- Expression of Interest Sought The U.S. Chemical Safety and Hazard Investigation Board (CSB) currently occupies 19,116 rentable square feet of office space in a building under lease in Washington, DC. The CSB has an option to renew its current lease for a period of five years. The CSB seeks to lease approximately 19,500 rentable square feet of office space located on one or two floors; if the space is located on two floors, those floors do not necessarily have to be contiguous. The rentable square footage should yield 17,000 usable square feet of space. The lease term requirement is for five years and the space must be available for occupancy by October 1, 2010. The CSB seeks a full-service lease (all utility, services, maintenance costs included in rent). The delineated area for this space requirement is within the following streets in Northwest Washington, DC (please note that buildings on either side of bordering streets will be considered): Eastern Boundary: 16th Street, NW Western Boundary: 22nd Street, NW Southern Boundary: H Street, NW Northern Boundary: M Street, NW The CSB will consider alternative space if economically advantageous. The CSB will use the information received in response to this advertisement to determine whether to compete this lease requirement or to proceed with the renewal of the current lease. In making this determination the CSB will consider, among other things, the availability of alternate space that can satisfy the CSB's needs, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and IT/telecommunications infrastructure. Expressions of interest must be submitted in writing and should include: building name, address and age; total square footage available (ANSI/BOMA) office rentable and usable, and its location within the building; date of space availability to commence tenant improvements; rental rate per ANSI/BOMA office rentable square foot (indicate core factor) (specify services and utilities included); CAD "as built" floor plans identifying the space offered; parking ratios; loading dock specifications; proximity to public transportation; and information on building ownership. (Note: The CSB will pay no more than the appraised fair market rental value for space. Usable square feet does not include areas such as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules, public corridors, and public toilets required by local code).
