- UNITED STATES GOVERNMENT SEEKS LEASED OFFICE SPACE IN SAN DIEGO, CA STAR #: 9CA2473 The United States Government seeks to lease class ‘B' contiguous office space. The space offered must consist of approximately 2,393 rentable square feet in the San Diego, California. The space should yield 2,081 ANSI/BOMA usable square feet. The Government will require five (5) reserved surface parking spaces. The proposed space must be located within ½ walkable miles from the Otay Mesa Cargo West Point of Entry. The proposed space must be located within the following delineated area: North: Airway Road South: The Mexican / United States Border East: Enrico Fermi Drive West: Beginning on Harvest Road, South of Airway Road, continuing south to Customhouse Plaza, continuing to Highway 905, continuing South to Mexican / United States Border The proposed lease is for five (5) years, three (3) years firm. Fully serviced leases are sought. All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. Space must be ready for occupancy no later than January 1, 2011. The offered space must meet Government requirements for GSA Life and Fire Safety Standards and Architectural Barriers Act Accessibility Standards (ABBAS) Requirements. SUBMISSION REQUIREMENTS: Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or a request for proposals): •Building name/address •Legal property description, recent survey, and property identification numbers (PIN). •Location of space in the building and date it will be available. •One-eighth inch scale drawing of space offered. •ANSI/BOMA defined office area/useable square feet (USF). •Rentable Square Feet (RSF) offered and rental rate per square foot, specifying services, utilities, and tenant improvement allowance included. •Common Area Factor used to determine the RSF. •Name, address, telephone number, and email address of authorized contact. •In cases where an agent is representing multiple ownership entities, written acknowledgement, and permission to represent multiple owners for the same submission AUTHORIZED CONTACTS: The General Services Administration (GSA) is using a tenant broker to represent the Government in lease negotiations for this transaction. In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any federal agency other than the authorized officers and employees of the General Services Administration (GSA) or their authorized representative CB Richard Ellis Real Estate Services.
