Description
The General Services Administration (GSA) desires to lease approximately 8,993 rentable square feet (RSF), yielding 7,820 ANSI/BOMA Office area (formerly usable) square feet (USF) of existing modern office space. Seven reserved parking spaces and 37 general parking spaces are required. BUILDING REQUIREMENT: The facility must be professional in appearance, well maintained, of modern design, and of sound and substantial construction. The space shall be located in a professional office setting, and shall not be located within a base floodplain or wetland unless the Government has determined it to be the only practicable alternative. The requested space must be fully serviced, and in a building capable of being altered to meet the Government's needs and security requirements as well as the Government's requirements for fire and life safety, and handicap accessibility. The space must be contiguous, preferably on one floor. LOCATION / DELINEATED AREA: The building offered must be located in Austin, TX within the following boundaries: The delineated area is in the northeast quadrant of Travis County and a small section of Williamson County. The eastern boundary is Metric Boulevard from U.S. Highway 183 to Howard Lane. The northern boundary follows Howard Lane, a small section of Wells Branch Parkway near Texas State Highway 1 (MoPac) and McNeil Drive between Metric and U.S. Highway 183. The western boundary is Jollyville Road between McNeil Drive at U.S. Highway 183 to Great Hills Trail. It continues on to Great Hills Trail west to the intersection of Texas State Highway 360 (Capitol City Highway). The boundary then follows Highway 360 west to the intersection of Spicewood Springs Road and then turns south along Spicewood Springs Road to the intersection of Texas State Highway 1. From this point, the boundary goes north along Texas State Highway 1 to the intersection of U.S. Highway 183 and then east along U.S. Highway 183 to the starting point at Metric Boulevard. The delineated area encompasses approximately 17 square miles. LEASE TERM: The term is for ten (10) years, seven (7) years firm. Expressions of interest should include the following: Building name and address. One-eighth scale drawing of space offered. Confirm BOMA method of measurement, usable yield for available space by floor, and building common area factor. Name, address, and telephone number of individual to be contacted. Owners and Authorized Agents: Brokers and agents may represent prospective landlords, but any properties or proposals submitted by the brokers/agents must be accompanied by written evidence that they are authorized to represent the building's ownership. Authorized contacts: In no event shall the offeror enter into negotiations or discussions concerning the space to be leased with representatives of any Federal Agency other than the officers and employees of the GSA.
