- Description
- The United States Government seeks to lease approximately 9,286 Rentable Square Feet of existing office and related space, yielding 8,075 Usable Square Feet in El Paso, TX, along with 10 secured parking spaces for Government vehicles and 20 general parking spaces for employees and visitors. The Government requires approximately 7,250 USF of office, 350 USF of laboratory, and 475 USF of warehouse space. 200 USF of covered outdoor space with water and electrical outlets is also required. The proposed lease is for 10 years, 5 years firm and shall be fully serviced. Subleases are not acceptable. The facility must be professional in appearance, well maintained, of modern design, and of sound and substantial construction. The space shall be located in a professional office setting, and shall not be located within a 100-year floodplain or wetland unless the Government has determined it to be the only practicable alternative. The space must be fully serviced, and in a building capable of being altered to meet the Government's needs and security requirements as well as the Government's requirements for fire/life safety and handicap accessibility. The space must be contiguous, preferably on one floor. DELINEATED AREA: The space shall be located in El Paso, TX within the following boundaries: Within two miles to either side of I-10 between Exit 15 at Executive Center and Exit 32 at Lee Trevino. Expressions of interest should include the following: Building name and address. One-eighth scale drawing of space offered. Confirm BOMA method of measurement, usable yield for available space by floor, and building common area factor. Name, address, and telephone number of individual to be contacted. Owners and Authorized Agents: Brokers and agents may represent prospective landlords, but any properties or proposals submitted by the brokers/agents must be accompanied by written evidence that they are authorized to represent the building's ownership. Authorized contacts: In no event shall the offeror enter into negotiations or discussions concerning the space to be leased with representatives of any Federal Agency other than the officers and employees of the GSA.
