Description
The General Services Administration (GSA) seeks expressions of interest from owners and authorized agents of existing commercial office and related space. The Government is seeking interest for 17,615 ANSI/BOMA usable square feet (approximately 20,257 rentable square feet) of office and related space along with on-site secured parking for 47 vehicles. AMOUNT: Approximately 20,257 rentable square feet of office and related space that yields a minimum of 17,615 ANSI/BOMA usable square feet for use by the agency for personnel, furnishings, and equipment. First floor, contiguous space is preferred. The Government requires a secure, preferably enclosed sally port with access directly into the leased premises. The sally port will need a minimum clear height of 15 feet. The Government requires a fully serviced lease including 47 onsite surface parking spaces with adequate circulation space to maneuver buses entering and exiting the facility and the sally port. The office shall be located in a new or modern building that projects a professional and aesthetically pleasing appearance. The building cannot be located near child care facilities or schools or within retail strip malls. LOCATION: Offered space must be within city limits of Del Rio, Texas. REQUIRED: Tenant alterations are to be provided as part of the rental consideration. The space offered must conform to GSA requirements for fire and life safety and handicap accessibility. Additionally, various security enhancements shall also be required. Amenities such as retail shops, banks, and restaurants shall be available within 5 miles of the building. TERM: The lease shall be for a term of ten (10) years, five (5) years firm term. OWNERS & AGENTS: This is an expression of interest for available space, NOT an invitation to bid.
