- Description
- The United States Government seeks to lease flex/industrial office space in Austin, Texas. Space must include an attached garage or the ability to transform part of the space into a garage. The space offered must consist of approximately 16,100 rentable square feet and yield 14,000 usable square feet ANSI/BOMA. Space must be contiguous. Preference given to first floor space. The Government will require forty (40) on-site surface parking spaces in addition to a garage. Of the 40 spaces a minimum of 5 must be in a secured area on-site. The proposed space must be located within the following delineated area: Northern Boundary: FM-1325 Southern Boundary: US Hwy 71 Eastern Boundary: IH-35 Western Boundary: Hwy 360 and US Hwy 183 The proposed lease is for fifteen (15) years, ten (10) years firm, and should be fully serviced. Space must be ready for occupancy no later than December 31, 2010. The offered space must meet Government requirements for Fire and Safety and Handicapped Accessibility and Architectural Barriers Act Accessibility Standards (ABBAS) Requirements. Consideration shall be based on the area profile, location, and proposed security precautions if the location would be utilized. Space must not be located within a one block are of hospitals, schools or daycare facilities. EXPRESSIONS OF INTEREST SHOULD INCLUDE THE FOLLOWING: 1. Building name and address. 2. One-eighth inch scale drawing of space offered. 3. Square footage offered. 4. Method of measurement used to determine rentable square feet. 5.
