- U.S. GOVERNMENT SEEKS TO LEASE APPROXIMATELY 13,126 ANSI/BOMA OFFICE AREA SQUARE FEET OF OFFICE SPACE IN THE ATLANTA AREA AS HEREINAFTER DESCRIBED. Existing buildings and new construction will be considered. Space must be located within the delineated area below: NORTH: North Avenue EAST: Boulevard Avenue WEST: Northside Drive SOUTH: I-20 Space shall be located 1) in an office, research, technology, or business park that is modern in design with a campus-like atmosphere; OR 2) on an attractively-landscaped site containing one or more modern office buildings that are professional and prestigious in appearance with the surrounding development well-maintained and in consonance with a professional image. All offered space should be contiguous within the building and if space is offered on multiple floors, space must be serviced by a minimum of two (2) elevators. On-site parking must meet/or exceed local code. At least thirty-six (36) secured parking spaces must be available on-site for storage of government vehicles. Building must be accessible by public transportation. Space must meet the Federal Government's standards for fire and life safety and be capable of being fully handicapped accessible. Building must be capable of meeting the Government's security and 'green lease' requirements. All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. The lease term will be ten (10) years, five (5) years firm. Brokers or agents may represent property owner, but written authorization from the owner is required. Subleases are not acceptable. Space should not be located within the 100-year flood plain To submit a location for inspection, please forward information by 5:00 PM EDT, November 30, 2009. Expressions of interest should include building name and address, location of space in the building, rentable square feet offered, and the Project Number - 9GA2160. In no event shall the Offeror enter into negotiations or discussions concerning the space to be leased with representatives of any Federal Agency other than the officers and employees of General Services Administration (GSA) or their authorized representative, Studley, Inc.
