Description
UNITED STATES GOVERNMENT U.S Government Seeks to Lease Space In Prince Georges County, Maryland Contracting Office Address General Services Administration, Public Buildings Service (PBS), 7TH & D Streets, SW, Room 6901, Washington, DC 20407 REQUIREMENT: The United States Government currently occupies office, lab, warehouse and related space in a building in Prince Georges County, Maryland, that will be expiring on February 24, 2010. The United States General Services Administration is seeking to lease approximately 52,200 rentable square feet (RSF) of office, lab, warehouse and related space with 30 parking spaces available for visitors and official Government Vehicles. The total space shall yield approximately 18,200 ANSI/BOMA square feet of office, 30,000 ANSI/BOMA square feet of warehouse and approximately 4,000 ANSI/BOMA square feet of Lab and related space. The proposed lease term is for ten (10) years firm. LOCATION: All properties submitted to the Government must be located in the following delineated area within Prince Georges County, Maryland. North: State Route #50, John Hanson highway to its intersection with Martin Luther King Highway on the east: East: Route, #704, Martin Luther King Highway to intersection of State Route 202, Landover Road; South: Route #202, Landover Road; West: State Route #50 to the intersection of East-West Highway. Public transportation must be within a three (3) block radius of building location. The Government is considering alternative space if economically advantageous. The Government will use the information it receives in response to this advertisement as a basis to develop a cost-benefit analysis and to determine whether to compete the lease requirement or pursue a sole source justification to remain at its current location. The Government’s decision regarding whether or not to relocate will be based, in part, on information received in response to this advertisement. In making this determination, the Government will consider, among other things, the availability of alternate space that can potentially satisfy the Government’s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime. In the event that a potential offeror fails to provide specific rental rate or other required information as part of its response to this advertisement, the Government reserves the right to assume that the potential building in question cannot meet the Government’s requirements. With specific respect to expected rental rate information, the Government will assume the maximum rental rate authorized in the applicable lease prospectus related to this requirement in the event the respondent fails to include such information. Occupancy Date: Space must be ready for occupancy and delivered to the Government no later than February 24, 2010. Expressions of interest must be submitted in writing and should include the following information at a minimum: •Building name/address •Location of space in the building and date of availability and expected rental rate per RSF, fully serviced •One-eighth inch scale drawing of space offered •ANSI/BOMA defined general office, warehouse and lab areas/usable square feet (“USF”) •Rentable Square Feet (“RSF”) offered and rental rate per square foot, fully serviced. Indicate whether or not the quoted rental rate includes all services, utilities, and tenant improvement allowance •Common Area Factor used to determine the RSF •Location, and number of parking spaces available to the Government •Date building will be ready for commencement of tenant improvements •Name, address, telephone number, and email address of authorized contact AUTHORIZED CONTACTS: The General Services Administration (“GSA”) is using a tenant broker to represent the Government in lease negotiations for this transaction. In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any federal agency other than the authorized officers and employees of the GSA or their authorized representative, Jones Lang LaSalle Americas, Inc. Interested parties should submit an expression of interest no later than 3:00pm EST November 20, 2009, to the Governments Broker Representative at the following address.
