Description
REQUIREMENT: The U.S. Government is seeking to lease approximately 21,987 rentable square feet yielding approximately 19,119 ANSI/BOMA office area square feet of contiguous office and related space in Birmingham, AL within the following delineated area: DELINEATED AREA: 膝emini Circle, 謬urn left on West Oxmoor Road and continue on until it turns into Oxmoor Road which then becomes Palisades Blvd, 髭xit right and take Palisade Drive which then becomes Oxmoor Road again. Continue on Oxmoor Road which then turns into Hollywood Blvd. Stay on Hollywood Blvd until it intersects with Route 280. 謬ake 280 South to Overton Road and exit right on to the Liberty Parkway east. 謬ake Liberty Parkway to Sicard Hollow Road and turn right. 謬hen take Blue Lake Drive to Route 280 North. 紐oute 280 to Route 459 South. 匹ontinue on Route 459 South to Route 150 West. 紐oute 150 West to Lakeshore Parkway. 畢akeshore Parkway to Frankfurt Road and turn left. 彦rankfurt Road to Lyon Lane and turn right. 畢yon Lane to Industrial Lane and turn left. 肘ndustrial Lane to Industrial Drive and turn left. 肘ndustrial Drive to Barber Court and turn right. 稗arber Court to West Oxmoor Road and turn left. 標est Oxmoor Road back to Gemini Circle. REQUIRED: Four-four (44) parking spaces reserved for Government Owned Vehicles are required. The space must be located on the ground floor and the building痴 owner can have no affiliation with the mining industry. The building site must not be located within a 100-year flood plain. Space must be located in a prime commercial office district with attractive surroundings with a prevalence of modern design, tasteful rehabilitation in modern use or new construction. All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. The offered space must meet Government requirements for Fire Safety and Handicapped Accessibility. The Government does not accept sub-leases. Additional special requirements that apply will be addressed in the market survey and the subsequent solicitation for offers. LEASE TERM: Term is for 10 years, 5 years firm, with the Government having cancellation privileges after 5 years.
