Description: U.S. GOVERNMENT SEEKS TO LEASE APPROXIMATELY 41,944 RSF (36,473 ANSI/BOMA OFFICE AREA SQUARE FEET) OF OFFICE SPACE IN THE LEXINGTON AREA AS HEREINAFTER DESCRIBED. The space will be in three separate blocks: Block A - 21,243 RSF (18,472 ANSI/BOMA), Block B - 18,792 RSF (16,341 ANSI/BOMA), Block C - 1,909 RSF (1,660 ANSI/BOMA). Existing buildings and new construction will be considered. Space must be located within the delineated area below: North: Bryan Station South: Man of War East: Interstate 75 West: Liberty to New Circle Space shall be located 1) in an office, research, technology, or business park that is modern in design with a campus-like atmosphere; OR 2) on an attractively-landscaped site containing one or more modern office buildings that are professional and prestigious in appearance with the surrounding development well-maintained and in consonance with a professional image. On-site parking must meet/or exceed local code. At least 230 parking spaces must be commercially available on-site for employees and visitors. The location should be accessible by public transportation. All offered space must be contiguous within the building and can be located in a multi-tenant building. Space should not be located within ¼ mile of electrical sub-stations or in industrial or warehouse areas. Approximately 18,472 ABOASF needs to be located on any floor of the building above street level. Space must meet the Federal Government's standards for fire and life safety and be capable of being fully handicapped accessible. Building must be capable of meeting the Government's security requirements. All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. The lease term will be fifteen (15) years, fifteen (15) years firm. Brokers or agents may represent property owner, but written authorization from the owner is required. Subleases are not acceptable. Space should not be located within the 100-year flood plain To submit a location for inspection, please forward information by 5:00 PM EDT, November 5, 2009. Expressions of interest should include building name and address, location of space in the building, rentable square feet offered, and the Project Number - 9KY2003. In no event shall the Offeror enter into negotiations or discussions concerning the space to be leased with representatives of any Federal Agency other than the officers and employees of General Services Administration (GSA) or their authorized representative, Studley, Inc.
