Description
Department of Veterans Affairs (VA) Competition for Lease Location. This is a Sources Sought Notice. For further information, please contact Bob Wesp (see contact information below).General Information: The St. Louis John Cochran VA Medical Center is seeking up to 10,000 net usable square feet of space in the St Louis, Missouri Metropolitan for an Animal Research and Wet Laboratory Annex. The VA is conducting a competition for space and will locate the clinic in the most advantageous location for the Government. The Location, Present Layout, its alterations and other factors will be considered when determining whether the space identified by offerors is appropriate. The space may be located on more than one floor, and provide between 9,500 10,000 NUSF of space. Net usable square feet does not include such common building areas as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules, public corridors, and public toilets required by local code. The VA is requires a minimum of 20 on-site parking spaces, 3 of which are marked as handicapped. The lease terms will be for up to 10 years with termination rights after 5 years with a 180 days written notice to the lessor. Occupancy required by February 1, 2010. Offers will be required to provide evidence that properties are outside the 100 year flood plain. The acceptable site will be existing Animal Research and Wet Laboratory space which could easily be modified to meet the VAs needs. To be considered the property/space must be within or bordering a delineated area as follows: North: I-70 East: I-70/I-55 West: North & South Kingshighway Blvd. South: Arsenal Street VA staff will conduct a market survey of properties offered for lease. Please provide the following information: 1) Site location (physical location of property); 2) Property description; 3) Total square footage; 4) Site condition; 5) Floor plans; 6) Pictures if available. An appraisal for fair rental value for space shall be completed by the government. This advertisement is not a solicitation for offers, nor is it a request for proposals. A solicitation for offers will be issued by the Department of Veterans Affairs at a later date.
