3517b 1217 3518 1364 Attachment 4 Attachment 1 SFO The United States Government currently occupies office and related space in a building under lease in Germantown, Maryland that will be expiring. The Government is seeking to lease approximately 86,000 contiguous rentable square feet of office and related space. The rentable space must yield a minimum of 74,000 continuous ANSI/BOMA Office area square feet. The lease term required is for 10 years. The space must be available for occupancy by January 1, 2010. The delineated area is Ridge Road to the North to Frederick Road on the East to Middlebrook Road to the South to Father Hurley Blvd to the west. Other requirements applicable to this requirement include: Parking (# of on site, reserved spaces [inside vs. outside] for official Government vehicles Others. The Government is considering whether to remain in its existing leas space or to relocate to alternative space. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, non-productive agency downtime, etc. Please send responses to: Christine Cappelli/ Daryl Jackson U.S. General Services Administration Public Building Service National Capital Region 301 7 th Street SW Room 7660 Washington, DC 20407 Responses must be submitted to the address above by 5:00 p.m. on November 17, 2009 and include the attachments to this ad completed. The Government's decision regarding whether or not to relocate will be based, in part, on information received from this advertisement. In the event that a potential offeror fails to provide specific rental rates or other required information as part of its response to this advertisement, the Government reserves the right to assume that the building in question cannot meet the Government's requirements. With specific respect to rental rate information, the Government will assume the maximum rental rate authorized in the applicable lease prospectus related to this requirement in the event the respondent fails to include such information.
