- Description
- The United States Government seeks to lease class ‘A' contiguous office space in Glendale, Arizona. First floor space is preferred; however the Government will consider upper level space with a minimum of two (2) elevators. SQUARE FOOTAGE: The space offered must consist of approximately 17,334 rentable square feet in the Glendale, AZ. The space should yield 15,073 ANSI/BOMA usable square feet. Space must be contiguous on a single floor and the Government has a preference for first floor locations. PARKING: The Government will require two (2) reserved, off street parking spaces. DELINEATED AREA: The proposed space must be located within the following delineated area: North: Deer Valley Road East: 51st Avenue South: Thunderbird Road West: 83rd Avenue TERM: The proposed lease is for fifteen (15) years, ten (10) years firm and should be fully serviced. OCCUPANCY: Space must be ready for occupancy no later than May 10, 2010. SUBMISSION REQUIREMENTS: Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or a request for proposals): • Building name/address • Legal property description, recent survey, and property identification numbers (PIN). • Location of space in the building and date it will be available. • One-eighth inch scale drawing of space offered. • ANSI/BOMA defined office area/useable square feet (USF). • Rentable Square Feet (RSF) offered and rental rate per square foot, specifying services, utilities, and tenant improvement allowance included. • Common Area Factor used to determine the RSF. • Name, address, telephone number, and email address of authorized contact. • In cases where an agent is representing multiple ownership entities, written acknowledgement, and permission to represent multiple owners for the same submission The offered space must meet Government requirements for Fire and Safety and Handicapped Accessibility. Consideration shall be based on the area profile, location, and proposed security precautions if the location would be utilized.
