Description
REQUIREMENTS: The United States Government currently occupies Class A office and related space in a building under lease in West Palm Beach, Florida that will be expiring. The Government is seeking to lease a minimum of 3,800 to a maximum of 4,000 BOMA rentable square feet of contiguous office space with 7 reserved structured on-site parking spaces. Occupancy is desired no later than August 31, 2010. The delineated area is in the Central Business District of the City of West Palm Beach, Florida. The Government is considering alternative space if economically advantageous. The Government will use the information it receives in response to this advertisement as a basis to develop a cost-benefit analysis to determine whether to compete the lease requirement or pursue a sole source justification to remain at its current location. In making this decision, the Government will consider, among other things, the costs it would likely incur through relocation, such as physical move costs, replication of tenant improvements, telecommunications infrastructure costs, non-productive agency downtime, security and other appropriate considerations. Space must meet the Federal Government's standards for fire safety; accessibility; security; and must not be located within a 100-year floodplain. The agency's standards require that the office space may not be on a ground nor top floor of the building offered. At minimum, the requirements listed above must be met to be considered as a possible alternative space. LEASE TERM: Ten (10) years, five (5) years firm OCCUPANCY: Space must be ready by August 31, 2010. REQUIRED: All services, supplies, utilities, partitioning and tenant alterations are to be provided as part of the rental consideration. OWNERS & AGENTS: To submit a location for consideration, contact this office by (DATE). Include quoted rental rates. Owners and Exclusive Agents only. Anyone else must provide a letter of authorization from the building owner.
