- Department of Veterans Affairs (VA) Competition for Lease Location This is a Sources Sought Notice for further information please contact Tommy L. Brown @ tommy.brown@va.gov. General Information The Atlanta VA Medical Center is seeking up to 10,000 net usable square feet of space in Smyrna, GA as a Community Based Outpatient Clinic (CBOC). VA is conducting a competition for space and will locate the clinic in the most advantageous location for the Government. The cost of establishing a clinic, its alterations, and other factors will be considered when determining whether the space identified by offerors is appropriate. The space must be on no more than one floor, (first floor location is preferred) and provide between 9,500 10,000 NUSF of space. VA is requiring a total of 75-85 on-site parking spaces 10 of which are marked as handicapped. A lease for up to 10 years will be considered. Occupancy required by September 2010. The acceptable site will be existing medical office/clinical space which could easily be modified to meet the VAs needs without a build out. To be considered the property/space must be within or bordering a delineated area as follows: North: I-75/S. Marietta Pkwy / N. Marietta Pkwy. East: I-285 West: Powder Springs Rd, SW / S. Marietta Pkwy./ N. Marietta Pkwy. South: East West Connector/ Cumberland Pkwy Offers must provide evidence that properties are outside the 100 year flood plain. VA staff will conduct a market survey of properties offered for lease. Please provide the following in your package: 1) Site location (physical location of property); 2) Property description; 3) Total square footage; 4) Site condition; 5) Floor plans; 6) Pictures if available. Interested offerors (owners, brokers or their legal representatives) should submit specific information concerning their properties to Tommy L. The Government is limited by law (40 USC 278a, as Amended 10-1-81) to pay no more than the appraised fair rental value for space.
