Description
The United States General Services Administration Seeks Expressions of Interest for Lease of Office and Related Space in Northern Virginia. This requirement is for the Medical Command Headquarters, a division of the Department of Defense. BRAC Recommendation 198 requires the Medical Command to relocate to a facility that meets all Anti Terrorism/Force Protection requirements (AT/FP) by September 15, 2011. This requirement also includes the relocation of six (6) non-BRAC organizations that do not have to be co-located by the BRAC mandated date, but should be co-located within a year of initial occupancy. REQUIREMENT: The United States Government seeks to lease office and related space consisting of approximately 750,791 rentable square feet (BRSF), yielding approximately 625,659 BOMA office area square feet (BOASF). The site, buildings, and premises must comply with the Department of Defense (DoD) United Facilities Criteria (UFC)-DoD Minimum Standards for Buildings (UFC 4-010-1, dated October 8, 2003 including change 1, January 22, 2007) (Anti-Terrorism Force Protection Standards - ATFP). This includes a minimum standoff distance of 148 feet from an unprotected parking lot and 82 feet minimum from a controlled parking lot. LOCATION: The area of consideration is Northern Virginia. The site must be within three (3) miles driving distance to an existing Metrorail station. LEASE TERM: The proposed lease is for a 15-year firm term. OCCUPANCY: Approximately 600,000 rentable square feet of the space must be ready for occupancy no later than June 1, 2011, with the remainder ready for occupancy no later than June 1, 2012. Buildings offered for consideration must be of sound and substantial construction of the type generally recognized as contemporary with the ability to meet all current applicable federal, state, and local government building codes and regulations including, but not limited to, fire and life safety, accessibility, OSHA, and seismic protection. Owners, brokers or agents may offer space for consideration. Any properties submitted by brokers or agents must be accompanied by written evidence that they are authorized by the ownership to exclusively represent the building offered. The General Services Administration (GSA) is using a tenant broker to represent the Government in this transaction. In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any federal agency other than the authorized offices and employees of the GSA or their authorized representative, CB Richard Ellis, Inc. Name, address, telephone number, and email address of authorized contact; 6. Scaled floor plans (as-built) identifying offered space. 7. Information on project and building ownership.
