- REQUIREMENT: The U.S. Government seeks to lease approximately 10,554 Rentable Square Feet to yield at least 9,177 ANSI/BOMA office area square feet for use by tenant for personnel, furnishings, and equipment. Eight (8) parking spaces are required, structured or reserved, to accommodate fleet vehicles. Additional adequate parking for employees and visitors must also be available on-site or within convenient adjacency. Proximity of public transit is beneficial. Contiguous requirement can be satisfied on one floor or vertically. First floor full occupancy is preferred; however, a minimum of 650 SF must be located on first floor level. Buildings offered must provide adequate means of ingress and egress; must meet requirements of the Architectural Barriers Act Accessibility Standard (ABAAS) for the handicapped, NFPA fire protection and life safety standards; and must be altered to meet the tenant agency’s unique specifications and be fully-serviced. Space offered must have potential for efficient layout and be ready for occupancy by June 1, 2011. Brokers or agents may represent the prospective landlord, but any properties or proposals submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the building’s ownership. LEASE TERM: Lease term is ten (10) years, five (5) years firm. Renewal option(s) may be requested. LOCATION: Area of consideration is Warrendale, Pennsylvania, specifically: beginning at intersection of North Boundary and Powell Roads; west on North Boundary (Glen Eden) Road to Wallace Road; south on Wallace Road to Route 910; east on Route 910 to Mingo Road/Lovi Road; northeast on Mingo Road/Lovi Road to Freedom Road; west on Freedom Road to Powell Road; then north on Powell Road to point of beginning. EXPRESSIONS OF INTEREST: If you desire to submit a location for consideration, please forward information by 5:00 PM EDT, Tuesday, October 27, 2009. Expressions of interest should include building name and address, 1/8 inch scale drawing of space offered, rentable square feet offered and rentable rate per square foot (specifying services and utilities included), and contact information for owner or authorized agent.
