Description
The United States Government seeks to lease professional office space for use by the Social Security Agency. Street level, contiguous space is preferred. Contiguous upper-floor space on one floor that has handicapped accessible elevator service to the government office floor will be considered. Elevator service must consist of a minimum of two accessible elevators which serve the floor proposed for the government. One of the accessible elevators may serve as a freight elevator. The space offered must consist of approximately 7,636 rentable square feet, and the space should yield 6,640 ANSI/BOMA useable square feet. A total of 35 parking spaces are required. Parking facilities shall be available at no cost, or at reasonable commercial rates, for visitors and employees within a two-block radius of the office. The overall dimensions of the space must not exceed a maximum length to width ratio of 2 to 1. Columns must be at least 20 feet from any interior wall and from each other and no more than 2 feet square. The proposed space should not be located within the immediate vicinity of railroad tracks. The proposed lease is for ten (10) years, five (5) years firm, and should be fully serviced. Space must be ready for occupancy no later than December 17, 2010. The offered space must meet Government requirements for Security, Fire Safety and Handicapped Accessibility. Subleases are not acceptable. The proposed space must be located within the following delineated area: North: Veteran’s Boulevard East: Interstate 75 South: Harborview Road West: US State Highway 41 All expressions of interest submitted by brokers/agents must be accompanied by written evidence of authorization to represent the building’s ownership. In no event shall the Offeror enter into negotiations or discussions concerning the space to be leased with representatives of any Federal agency other than the General Services Administration (GSA) Contracting Officer or their authorized broker representative, CB Richard Ellis. The GSA Contracting Officer is Charlie Johnson. All questions and calls should be forwarded to the CB Richard Ellis representative, Pam Smith.
