Description
The General Services Administration (GSA) seeks to lease office space consisting of approximately 24,800 rentable square feet in Anchorage, AK. The rentable space shall yield a minimum of 21,566 ANSI/BOMA Office Area (previously Usable) square feet, available for use by tenant for personnel, furnishings, and equipment. The space must be contiguous. The building must be located in Anchorage, Alaska within the Anchorage Central Business District (CBD). The CBD is defined as follows: North: 1st Avenue South: 10th Avenue East: Gamble Street West: Cook Inlet Waterfront The proposed lease is for ten years/five years firm with two five-year renewal options and should be fully serviced. Space must be ready for occupancy no later than March 23, 2011. The offered space must meet Government requirements for Fire and Life Safety, Seismic Safety and Handicapped Accessibility and include 29 reserved plus 124 other parking spaces. GSA is using a tenant broker to represent the Government in lease negotiations for this transaction. In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any Federal agency other than the authorized officers and employees of GSA or their authorized representative LaBonde Land, Inc./Studley. Brokers or agents may represent the prospective landlord but any properties or proposals submitted by broker/agent must be accompanied by written evidence they are authorized to represent the ownership of the building or property.
