- The United States Government seeks to lease office and garage space consisting of approximately 2,012 rentable square feet yielding a total of 1,750 ANSI/BOMA Office Area (Usable) square feet in Anchorage, AK. The space shall yield 950 ANSI/BOMA Office Area (Usable) square feet and a total of 800 square feet of garage space available for use by tenant for personnel, furnishings, and equipment. The garage space must have floor drains and the garage space and office space must be contiguous. Two secure, heat garage parking spaces are need for government vehicles or vans with telecommunications equipment. Due to the need to monitor radio signals, the location must be elevated and away from electromagnetic interference and reflection of transmission broadcasts. The building must have easy roof access to install and maintain several antennae’s. The building must be located in Anchorage, AK within the following delineated area: North Boundary: 5th Avenue East Boundary: Abbot Loop Rd./Muldoon Rd. South Boundary: 100th Avenue West Boundary: Sand Lake Road The proposed lease is for 10 years/5 years firm and should be fully serviced. Space must be ready for occupancy no later than November 27, 2009. The offered space must meet Government requirements for Fire and Life Safety, Seismic Safety and Handicapped Accessibility. Brokers or agents may represent the prospective landlord but any properties or proposals submitted by broker/agent must be accompanied by written evidence they are authorized to represent the ownership of the building or property.
