- UNITED STATES GOVERNMENT Expressions of Interest Sought for Washington, DC The United States Government seeks to enter into a full service lease for approximately 10,043 ANSI/BOMA Office Area Square Feet (BOASF) of contiguous retail or office space in Washington, DC. The delineated area is as follows: North:U Street, NW East:14th Street, NW South: E Street, NW West: Florida Avenue to 22nd Street, NW to 25th Street, NW to Virginia Avenue, NW The anticipated lease term is for five (5) years firm with a five (5) year option. The required occupancy date is within six months of award. Buildings offered for consideration must be of sound and substantial construction of the type generally recognized as contemporary with the ability to demonstrate meeting all current Federal/GSA/PBS, State, and Local codes and regulations including, but not limited to, fire and life safety, handicapped accessibility, OSHA, and seismic protection. Space that is located on the first floor of a building is preferred. Space above the first floor must be serviced by at least 2 elevators. The overall dimensions of the proposed space shall not exceed a length to width ratio of 2 to 1. The proposed facilities must have access to adequate visitor parking nearby, and have access to sufficient public transportation. Expressions of interest should include the following information at a minimum: •Building name and address; •Location of space in the building and date of availability; •ANSI/BOMA defined office area/usable square feet (USF); •Rentable Square Feet (RSF) offered and rental rate per square foot, specifying included services, and utilities; •Name, address, telephone number, and email address of authorized contact. The Government intends to use a tenant broker to represent them in lease negotiations for this transaction.
