- U.S. GOVERNMENT IS COMPETING EXISTING LEASED LOCATION The United States Government currently occupies office and related space in a building under lease in Phoenix, AZ, that will be expiring. The Government is seeking to lease a minimum of 20,000 to a maximum of 22,400 BOMA rentable square feet of contiguous office space with 57 unreserved and 20 reserved structured on-site parking spaces. The lease term requirement is for 5 years. The space must be available for occupancy November 1, 2009. The delineated area is in the Central Business District in Phoenix, Arizona. The Government is considering alternative space if economically advantageous. The Government will use the information it receives in response to this advertisement as a basis to develop a cost-benefit analysis to determine whether to compete the lease requirement or pursue a sole source justification to remain at its current location. In making this decision, the Government will consider, among other things, the costs it would likely incur through relocation, such as physical move costs, replication of tenant improvements, telecommunications infrastructure costs, non-productive agency downtime, security and other appropriate considerations. Space must meet the Federal Government’s standards for fire safety; seismic; accessibility; security; and must not be located within a 100-year floodplain. At minimum, the requirements listed above must be met to be considered as a possible alternative space. LEASE TERM: Five (5) years, three (3) years firm OCCUPANCY: Space must be ready by November 1, 2009. Washington St., Suite 170 Phoenix, AZ 85003 Fax (602) 514-7441 Expressions of interest must include the following information: •Building name and address and location of the available space within the building. •Rentable square feet available and the expected rental rate per rentable square foot, fully serviced. •ANSI/BOMA Office area square feet (OASF) to be offered and the expected rental rate per OASF, fully serviced. Indicate whether or not the quoted rental rate includes an amount for tenant improvements and state the amount, if any. •Date of space availability. •Method of rentable space measurement. •Building ownership information. •Amount and type of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking (if any). •Energy efficiency and renewable energy features existing within the building. •List of building services provided. The Government’s decision regarding whether or not to relocate will be based, in part, on information received in response to this advertisement. In the event that a potential Offeror fails to provide specific expected rental rate or other required information as part of its response to this advertisement, the Government reserves the right to assume that the building in question cannot meet the Government’s requirements.
