Description
REQUIREMENT: The U.S. Government is interested in leasing approximately 75,800 - 100,000 rentable square feet of warehouse space, with a minimum ceiling clearance of 28 feet. The rentable space shall yield approximately 75,796-100,000 ANSI/BOMA Area (previously Usable) available for use by tenant for personnel, furnishings, and equipment. The building offered must have state of the art mechanical and electrical installations and must meet the minimum Federal Fire Safety and Handicap requirements. The Government reserves the right to determine acceptability of the offered property as to the building's structural integrity; the highest safety, energy efficient installations; aesthetic appearance, the security installations, the security of its surrounding areas, accessibility of the property to major highways and state roads, airport and seaport, the availability of public transportation, and its location within the below mentioned Delineated Area. -UNIQUE REQUIREMENTS- -Building must not be located in or have operations affected by a 100 year flood plain. -Building must be certified to withstand Category 3 winds, and a 6.0 earthquake. -Building must be built to code UBC-97. -Building must have minimum of ten loading docks and drive-in capability with 15 foot clearance and a ramp rated for large commercial vehicles. Concrete loading apron by docks is preferred. -All warehouse space must be contiguous and on ground floor, office space within warehouse may be on two levels -40,000 SF of outdoor space must be available for staging area -Parking for 100 cars and 30 semi-trailers must be available -Property and building must allow for ease of access for semi-trailers; ingress and egress must not interfere with other tenants or public; and property must have a guardbooth for access control -24/7 access and occupancy is required, including operation of all building systems -Building must have the capability to be modified to meet the following requirements: install IDS, CCTV and Access Control; temper and condition space throughout; provide unobstructed antennae location; offer approx. 8,000 SF of office space; and have a 10 foot security fence around property. -Government prefers to be the sole tenant of the property, otherwise the property must be completely secured with a 50 foot setback. -Building should have emergency back-up generator and emergency potable water supply to sustain full operations. -Building should be in close proximity to fire department, hospital and police station DELINEATED AREA: Northern Boundary: Atlantic Ocean Eastern Boundary: Pasaje de Vieques Sea Southern Boundary: Caribbean Sea Western Boundary: PR167 to PR156 to PR173 to PR734 to PR1 to PR52 to PR180 to PR701 LEASE TERM: Ten (10) Years, FIVE (5) years firm term. The Government has termination rights of the lease at any time after the fifth (5th) year. EXPRESSIONS OF INTEREST MUST BE SUBMITTED IN WRITING NO LATER THAN September 30, 2009 AND SHOULD INCLUDE THE FOLLOWING INFORMATION: 1) Building name and address, and location of space in the building. 2) Site map and plans, if available. 3) ANSI/BOMA defined Square Feet 4) Rentable Square Feet Offered and Rental Rate per Square Foot. (Specifying services, utilities, electricity, and tenant improvement allowance included) 5) Percentage of Common Area Factor used to Determine the Rentable Square Feet 6) Name, address, telephone number, and email address of individual to be contacted. Submission by other than the owner or manager of a property must be accompanied by a signed letter from the owner granting permission to make a general offering of space. In instances where the Offeror is representing more than one property, the Offeror is hereby notified that they may only participate in negotiations on behalf of one owner.
