- Description
- The US General Services Administration (GSA) is seeking to lease office space for US Citizenship & Immigration Services within the following delineated area: Northern Boundary One mile north of I-80 from 5600 West to 300 East. Western Boundary 5600 West Southern Boundary 10,600 South (a/k/a South Jordan Pkwy) Eastern Boundary - 300 East Location: City Center: Space shall be located in a prime commercial office district or established retail with attractive, prestigious, professional surroundings with a prevalence of modern design and/or tasteful rehabilitation in modern use. Streets and public sidewalks shall be well-maintained. Outside City Center: Space shall be located 1) in an office, research, technology, or business park that is modern in design with a campus-like atmosphere or 2) on an attractively-landscaped site containing one or more modern office buildings that are professional and prestigious in appearance with the surrounding development well-maintained and in consonance with a professional image. Satisfactory public transportation (bus and/or light rail) must be available within a half mile walk of the space/building. Amenities such as restaurants and other shopping and services must be located within a 10 minute driving distance (one way) of the building/space. 4 secured/covered parking spaces must be available adjacent to the building/space for government vehicles. Buildings that provide parking beneath office space occupancies, may not be considered. 121 additional commercially available parking spaces within a quarter mile walk of the building/space or-- adjacent to the building/space. Ground level loading dock must be available to the space/building for pallet sized loads. Office space offered shall yield a minimum of 20,768 usable square feet in one contiguous block of space, uninterrupted by public corridor or other common area. Space on one floor is preferred. The government may consider offers yielding 1200 +/- usable sq. ft. on an immediately contiguous upper floor to the remainder of the offered space. Space must be conducive to an efficient layout. GSA reserves the right to reject space/buildings based on perceived security risk(s) as determined by GSA in its discretion. Columns within the space may not be less than 24 feet on center. The space/building must be accessible to the agency 24/7. The space, or building/location housing same, may not be located in the 100 year floodplain unless the Government has determined there is no practicable alternative. The building/space must meet all applicable fire/life safety and federal seismic requirements; and be in compliance with the Architectural Barriers Act Accessibility Standard (ABAAS), including floor(s) being serviced by ABAAS accessible elevator(s). This shall be for a fully serviced lease for the term of 15 years/10 years firm. Occupancy is required by October 1, 2011.
