Description
Delineated Area Map THE U.S. GOVERNMENT SEEKS TO LEASE OFFICE AND RELATED SUPPORT SPACE CONSISTING OF APPROXIMATELY 56,925 RSF. THE SPACE SHOULD YIELD A MINIMUM OF 49,500 BOMA OFFICE AREA SQUARE FEET WITHIN THE SPECIFIC DELINEATED AREA DESCRIBED BELOW. Seven (7) controlled/assigned parking spaces must be available on-site for government vehicles. In addition, 295 public parking spaces should be available within a walkable 1/4 mile of the space offered. Satisfactory public transportation (bus and/or light rail) must be available within a walkable 1/2 mile of the space offered. Offered space must allow for effective layout on no more than three (3) contiguous floors. A first or ground floor loading dock or similar type area must be available with the offered space for the receipt and pick-up of pallet sized loads. The dock area and adjacent truck loading/unloading area can be at the same grade as the space offered. If the offered building does not have a freight elevator that can accommodate a pallet sized load and dolly, then the building must offer at least 500 RSF on the 1st floor of the building. A 20 foot setback is desirable. If setback can not be achieved, other approved security measures may be permitted if approved by the Government. At a minimum this project shall obtain LEED certification for Commercial Interiors. (LEED-CI). The proposed space must be located within the following delineated area: Philadelphia, PA within the area defined below: North: From the intersection of E. Bells Mill Ave and Stenton Ave, East on Stenton Ave to West Godfrey Ave to Adams Ave. North on Rising Sun Ave to Cottman Ave. East on Cottman Ave to the Delaware River. East: Delaware River South: From the Walt Whitman Bridge, West on I-76 to the intersection of South Front Street and Packer Ave. West on Packer Ave to I-76 (Schuylkill Expy). I-76 (Schuylkill Expy) to South Street. West on South Street to Spruce Street to the intersection of S. 48th Street. North on 48th Street to West Girard Ave to Belmont Ave. North on Belmont Ave to E. City Ave to the Schuylkill River. North along the Schuylkill River to the intersection of River Road and Port Royal Ave. West: North on Port Royal Ave to Ridge Ave to Bells Mill Road. North on Bells Mill Road to the intersection of Stenton Ave. Buildings which face and have street addresses on the boundary streets are deemed to be within the delineated area. The proposed lease is for Fifteen (15) years, ten (10) years firm, and should be fully serviced. Occupancy is required on or before August of 2011. The offered space must meet Government requirements for Fire, Life-safety, Handicapped Accessibility. EXPRESSIONS OF INTEREST MUST BE SUBMITTED IN WRITING NO LATER THAN SEPTEMBER 29, 2009 AND SHOULD INCLUDE THE FOLLOWING INFORMATION: 1) Building name and address, and location of space in the building 2) One-eighth inch scale drawing of space offered. 3) ANSI/BOMA defined Office Area Square Feet 4) Rentable Square Feet offered and the total size of the building. 5) Percentage Common Area Factor used to determine rentable square feet 6) Number of parking spaces available on the premises. 7) Indicate whether the offer is for an existing building, or planned new construction. If new construction, indicate if the site is currently zoned for office and if site plan approvals have already been obtained. 8) Name, address, telephone number, and email address of individual to be contacted. Submission by other than the owner or manager of a property must be accompanied by a letter from the ownership granting permission to make a general offering of space. In instances where the Offeror is representing more than one property, the Offeror is hereby notified that they may only participate in negotiations on behalf of one owner.
