- U.S. SECURITIES AND EXCHANGE COMMISSION Seeks Sources for Leased Office in Atlanta, Georgia Requirement: The Securities and Exchange Commission is seeking to lease approximately 53,000 – 60,000 rentable square feet (rsf) of office and related space and one official vehicle parking space, in Class A space in Atlanta, Georgia. The rentable space must yield approximately 45,050 – 51,000 ANSI/BOMA usable square feet (usf) of office and related space for use by Tenant for personnel, furnishings and equipment. Final square foot amount may change upon the issuance of a Solicitation of Offers. Offered space must be on contiguous floors. Larger floor plates with fewer vertical shafts (e.g., elevator banks) will be more favorably evaluated. Unique Requirements: All services, supplies, utilities, and tenant improvements must be provided in consideration of rental to be paid. By occupancy, the leased space and building shall meet the requirements of the Architectural Barriers Act Accessibility Standards (ABBAS) and local fire codes. The site may be inspected by the Government and/or its contractor to ascertain compliance with NFPA and other applicable local and federal regulations. Offered buildings must be located outside the 100 year floor plain. Location: Offered buildings must be located within the following delineated area: Beginning at the intersection of Ivy Road and Wieuca Road to Peachtree Road; north on Peachtree Road to Roxboro Road; east on Roxboro Road to the intersection of East Paces Ferry Road; East Paces Ferry Road to Piedmont Road; south on Piedmont Road to Pharr Road, west on Pharr Road to Slaton Drive; north on Slaton Drive, which becomes East Andrews Drive; then north on East Andrews Drive to the intersection of Roswell Road, north on Roswell Road to Old Ivy Road and the Point of Beginning. Lease Term: The lease term shall be for 10 years. The Government reserves the right to solicit or negotiate an alternate lease term and/or termination rights. Occupancy: Occupancy date is negotiable, but the SEC desires occupancy no later than June 19, 2011. The current SEC lease expires on June 19, 2011. Expressions of interest should include the following: • Name, address, email address, and phone number of owner as well as authorized representative • Name and address of offered location and age of the building • Amount of space available and location within the building; provide floor plans on sheets reduced to 8 ½” x 11” • Floor plate size in rentable and usable square feet • Rental rate for as-is space • Tenant allowance typically offered in the building and amortization rate • Statement as to whether or not the building meets RP-6 seismic standards • Statement as to whether or not the building meets ABAAS standards • Statement as to whether or not the building has asbestos-containing materials and, if so, the location(s) and type(s) Written responses are required no later than September 23, 2009; verbal responses will not be considered. Arrangements will be made for inspection of properties once all responses are received and considered. Leasing Authority: The U.S. Securities and Exchange Commission is an independent Federal agency authorized by statute to enter directly into leases for real property. See 15 USC 78d.
