- UNITED STATES GOVERNMENT Seeks Leased Office Space in St. Croix, USVI REQUIREMENT: The United States Government seeks to lease office space consisting of approximately 4,232 rentable square feet (RSF) to yield a minimum of 3,680 ANSI/BOMA usable square feet (USF) of contiguous office space in St. Croix, USVI. Space must be located in a prime, commercial office district with attractive, surroundings with a prevalence of tasteful rehabilitation in modern use. All services, supplies, utilities and tenant alterations are to be provided as part of the negotiated rental consideration. Employee and customer parking shall be provided either on on–site or within 2 blocks; however, it is mandatory that five (5) reserved, secured and covered parking spaces be made available for use by government official vehicles for daytime and overnight parking. Public transportation is required within 2 blocks from the site offered. The Offeror will provide electrical and communications infrastructure to a 24/7 air conditioned server room. Building is required to have an emergency water supply or cistern, and an emergency electric back up generator power with capability to sustain the total office operations for a min. of five (5) working days. The building offered must meet or be capable of being altered to meet Federal Fire, Life Safety and Handicap requirements. Subleases are not acceptable. Site offered within a known Flood Plains Zone may not be considered. DELINEATED AREA: North: North Side Road, (Route 75); West: Continuing along Centerline Rd (Route 70) and continuing along North Side Road, Route 76); South: Evan’s Highway (Route 66) to Centerline Rd (Route 70) East: North Side Road (Route 75) to intersection of East End Road (Route 82) OCCUPANCY: Space should be ready for occupancy by July 30, 2010. LEASE TERM: The proposed lease is for ten (10) years, five (5) years firm, cancellable after five (5) years on 60 days written notice. SUBMISSION REQUIREMENTS: Expressions of interest must be submitted in writing received no later than September 16, 2009; and should include the following information (Please reference Project # 8VI2013): • Address/location of site. • Legal property description, and name of recorded owner • Location of space in the building and date it will be available • Rentable Square Feet (RSF) offered and rental rate per square foot, specifying services, utilities, and tenant improvement allowance included • Common Area Factor used to determine the RSF • Name, address, telephone number, and email address of authorized contact and evidence of authority to represent owner • FEMA map showing the property location in relation to Flood and Earthquake zones.
