Ad/Flyer, Birmingham, AL (Trussville area) UNITED STATES GOVERNMENT Seeks Leased Office Space in Birmingham, AL The United States Government seeks to lease office space of 9,034 ANSI/BOMA Office Area Square Feet (OASF) in Birmingham, AL within the following Delineated Area(both sides of the streets): North: Finley Blvd. South: University Blvd. East: Montevallo Road West: 10th Street First preference will be given to buildings meeting the Government’s requirements with the Central Business Area. Space should not be located within a 100 year flood plain. The proposed lease term is for ten (10) years, five (5) years firm. Contiguous space on one floor is required preferably on the first floor. Space must be located in a prime commercial office district with attractive, prestigious, professional surroundings with a prevalence of modern design and/or tasteful rehabilitation in modern use. Space should not be located near schools, railroad tracks, in an industrial area, etc. and space should be offered in buildings with minimal public contact. All services, utilities and tenant improvements must be provided as part of the rental consideration. A minimum 13 reserved, parking spaces are required.. Space must be ready for occupancy no later than December 1, 2010. If public transportation is available in the delineated area, the site offered must be on the public transportation route. 1) Proposed building and site layout must have the ability to construct an exterior, enclosed "sally port", which is used for detainee offloading. Sally port must have dedicated entrance into ground floor space and must be able to accommodate 50' bus with adequate entrance/exit [including dual-directional turns onto public roads and multiple entrance/exit for government vehicles] and turn radius. 2) If offering is a multi-tenant building, a dedicated elevator is needed for agency use. 3) Space must be in contiguous layout and on contiguous floors if offering is multi-floor 4) A minimum of 20' setback (measured from building facade to any point of vehicular access) is desired. Space will be utilized for law enforcement, and offerings may be eliminated that are located in close proximity of schools, daycare centers, residential concentration, hotels, or areas of high civilian activity or vulnerability. This offered facility must be considered professional and modern construction, and the site must be located in a professional Class "A" setting. The site shall be easily accessible by main thoroughfare but inconspicuous to public and traffic. Preference will be given to locations that are within short driving distance to concessions and other professional business offerings. All expressions of interest by brokers/agents must be accompanied by written evidence of authorization to represent the building’s ownership. Sub-leases are not acceptable.
