- Location: The U.S. Government is seeking office space in Detroit, Michigan within the following boundaries: North: Michigan Avenue South: Congress Street West East: Woodward Avenue West: First Street Space Requirements: The United States Government seeks to lease approximately 7,635 rentable square feet that will yield between 6,639 to 7,303 square feet of ANSI/BOMA (formerly usable) office, along with twenty-two (22) parking spaces. Lease Term: 10 years with 5 years firm Description: The Government requires second (2nd) floor space or higher in modern office space and facilities, in an office building that is fully serviced and altered to the Governments specifications, and would prefer that the required space be located on one floor, however will consider one to two floors above/below one another. All services, supplies, utilities and tenant alterations are to be provided as part of the rental consideration. The offered space must meet Government requirements for Fire Safety and Handicapped Accessibility. Public transportation and parking must be within three (3) blocks of the building. Site must be located outside the 100-year flood plain. The Government is interested in considering alternate space if economically advantageous to the Government. In determining whether relocation will be economically advantageous to the Government, the GSA will consider cost factors including, but not limited to, the total cost of the physical move including telecommunications equipment, LAN systems, office furniture (conventional and system furniture workstations) and telephone systems. The General Services Administration will not use tenant brokers to represent the Government in lease negotiations or transactions for this procurement. Brokers or agents may represent the prospective landlord but any properties or proposals submitted by brokers/agents must be accompanied by written evidence they are authorized to represent the building's ownership.
