Description
OFFICE SPACE WANTED BY THE U.S. GOVERNMENT Contracting Office Address: General Services Administration, Public Buildings Service (PBS), Real Estate Acquisition Division (9PEC), 450 Golden Gate Avenue, 3rd Floor East, San Francisco, CA, 94102. REQUIREMENT: The General Services Administration, on behalf of the TRANSPORTATION SECURITY ADMINISTRATION, desires to lease between 16,500 and 17,250 rentable square feet with a minimum of 15,000 ANSI/BOMA (previously usable) square feet. The office space should be Class A, fully- serviced, and related space, together with ten (10) secured parking spaces within the same block as the offered Building, with the ability to provide an additional five (5) reserved parking spaces over the term of the lease. General employee parking requirements should yield a minimum of four (4) parking spaces per 1,000 rentable square feet. In addition, public transportation and visitor public parking must be within three (3) blocks of the building site. For security reasons, the proposed space should not be located on the ground floor of any building and should not be located in window space that is adjacent to outside fire escapes, ledges, elevators or mezzanines. In general, the office space should be placed and windows glazed such that TSA personnel cannot be seen from uncontrolled public areas. Due to the TSA mission requirements, the space offered must be accessible by major arterials roads to the San Jose International Airport (SJC). Additional mission requirements are to have the ability to house a twenty-four (24) hour operation within the selected building site. The building should provide a freight elevator for deliveries. Finally, the office space must be contiguous, and the site must be located within the area bounded by: North: Trimble Rd. East: North First St. South: Hedding St. West: Guadalupe Parkway (HWY-87) to US-101 LEASE TERM: 10 years, 5 years firm. OCCUPANCY: Occupancy is required no later than November 08, 2010 STANDARD CONDITIONS AND REQUIREMENTS: The space offered must be fully-serviced and must be of sound and substantial construction of the type generally recognized as contemporary with the ability to demonstrate meeting all current Federal/GSA-PBS, State, and local codes and regulations including but not limited to fire and life safety, contained asbestos, accessibility (Architectural Barriers Act Accessibility Standard (ABAAS) compliant or, if not, landlord must be willing to make the building fully ABAAS compliant), OSHA, seismic protection, and not located in a flood plain. The space shall be free of other hazardous materials according to applicable Federal, State, and local environmental regulations. Additionally, the building must conform to Life Safety Performance Level of ICSSC RP 6. Further, the space must be altered to meet the Government’s requirements. Expressions of interest should be submitted to the following person and address in writing by mail, or e-mail, and should provide all of the following information: 1. Building name and address. 2. Rentable and usable square feet offered, including floorplate size and floorplan. 3. Method of measurement used to determine rentable square footage. 4.
