Description
HOME BASED PATIENT CARE (HBPC) LEASE SYNOPSIS 25 Aug 2009 REQUIREMENT: The Department of Veteran Affairs (VA) is interested in leasing administrative office and related space consisting of approximately 1500 rentable square feet, which would yield approximately 1340 ANSI BOMA usable square feet for personnel, furnishings, and equipment. LEASE TERM: Ten (10) Years; Five (5) years firm with one (1) Five (5) year Option. UNIQUE REQUIREMENTS: The Government is seeking expressions of interest from potential sources of Administrative space in Twin Falls Idaho. Space must have potential for efficient layout. The government requires a fully serviced lease including 16 parking spaces. All services, supplies, utilities, are desired as part of the rental consideration. The building must be located in a prime commercial district with attractive, prestigious, professional surroundings and a prevalence of contemporary design and or tasteful rehabilitation in current use. Street and public sidewalks (if present) must be well maintained. The location must provide regularly scheduled public transportation and employee parking within convenient walking distance of the offered building sufficient to cover commuting needs of employees. Space shall not be located within a base (100-year) flood plain or wetland unless the government has determined it to be the only practicable alternative. The Government shall have access to the space 24 hours a day, 7 days a week, and 365 days a year. Buildings offered for consideration must be sound and substantial construction with the ability to demonstrate meeting all current Federal, VA, codes and regulations including but not limited to fire and life safety, accessibility, OSHA and seismic protection. LOCATION: Offered properties must be located within or directly adjacent to the following boundary: The area of consideration is within and adjacent to the Twin Falls Idaho city limits. EXPRESSIONS OF INTEREST MUST BE SUBMITTED IN WRITING AND INCLUDE THE FOLLOWING INFORMATION: 1)Building name and address.2)Legal description3)One-eight inch scale drawing of space offered.4)Square footage offered.5)Method of measurement used to determine rentable square footage6)Name, address and telephone number of individual to be contacted.7)Evidence of authority to represent the owner8)If an existing building is proposed, an analysis by a structural engineer must be provided indicating that either the building meets seismic code for the area or what modifications will be required for the building to meet code. The seismic code that must be used to evaluate existing buildings is Structural Engineering Institute of the American Society of Civil Engineers Standard ASCE/SEI 31-02, Seismic Evaluation of Existing Buildings. Any costs associated with bringing the building into seismic or other code compliance are not considered part of the tenant improvements.
