- Market Survey for Leased Construction BELOW PLEASE FIND THE AMENDED ADVERTISEMENT FOR THE HELENA, MONTANA TRANSACTION, PROJECT # 9MT2030. The United States Government seeks to lease class ‘A' contiguous office space. The space offered must consist of approximately 22,247 rentable square feet in Helena, Montana. The space should yield approximately 19,345 ANSI/BOMA usable square feet. All services, supplies, utilities and tenant alterations are to be provided as part of the rental consideration. The offered space must meet Government requirements for Security, Fire Safety and Handicapped Accessibility. Subleases are not acceptable. PARKING: A minimum of twenty-three (23) parking spaces is required at no cost. DELINEATED AREA: The proposed space must be located within the following delineated area as city limits of Helena, MT. TERM: The proposed lease is for fifteen (15) years, ten (10) years firm, and should be fully serviced. OCCUPANCY: Space must be ready for occupancy no later than March 1, 2011. UNIQUE REQUIREMENTS: Each site will be reviewed on a case by case basis when concerning its proximity to schools, parks, residential, retail, and any other areas where the public could be at risk. SETBACK: The Government requests a 20-foot setback. EXPRESSIONS OF INTEREST: Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or a request for proposals): • Property name and address • Legal property description, recent survey, and property identification numbers (PIN) • Provide a zoning map and written statement confirming the property's location • Complete the attached market survey form • Name, address, telephone number, and email address of the authorized contact • In cases where an agent is representing multiple ownership entities, written acknowledgement and permission to represent multiple owners for the same submission In no event shall the Offeror enter into negotiations or discussions concerning the space to be leased with representatives of any Federal agency other than the General Services Administration (GSA) Contracting Officer or their authorized broker representative, CB Richard Ellis. Interested parties should contact the broker and may submit pertinent information no later than the close of business on Friday, August 28th to the GSA's representative, Jeff Moore and Leigh Anna Bartholow to schedule the market survey.
