Description
U.S. GOVERNMENT WANTS TO LEASE SPACE IN ALTOONA, WI (SFO #GS-05B-18391) REQUIREMENT: General Services Administration is interested in leasing approximately 9,912 rentable square feet of existing office space, which will yield a minimum of approximately 8,700 ANSI/BOMA Office Area (previously Usable) square feet and 600 square feet of cold storage. The space will be occupied by the United States Department of Agriculture. LEASE TERM: 10 years, 5 years firm term. UNIQUE REQUIREMENTS: Office space must be contiguous on a single floor and have potential for efficient layout in a professional office setting. The Government requires a fully serviced lease including 75 reserved parking spaces and 600 square feet of cold storage. The cold storage should be separated into two (2) areas of 300 square feet each and accessible by a single roll up garage door. All services, supplies, utilities, partitioning and tenant alterations are desired as a part of the rental consideration. Buildings offered for consideration must be of sound and substantial construction of the type generally recognized as contemporary with the ability to demonstrate compliance with all current Federal, General Services Administration/ Public Building Services, State, and local codes including but not limited to regulations for fire and life safety, Architectural Barriers Act Accessibility Standard, Occupational Safety and Health Administration, and seismic protection. Space shall not be located within a base (100-year) flood plain or wetland unless the Government has determined it to be the only practicable alternative. The Government shall have access to the space 24 hours a day, 7 days a week, 365 days a year. LOCATION: Offered properties must be located within the following delineated area: Beginning at the intersection of I-94 and Lowes Creek Road traveling west on I-94 to the intersection of I-94 and State HWY 37/85, turn right and travel north to State HWY 12 or Clairemont Avenue, turn right and travel east to business HWY 53, turn left and travel north to Birch Str./QQ, turn right and travel to State HWY 53 (outer bypass), turn right and travel south to the Altoona City limits and County Road KB, travel east to County Road SS and travel south to State HWY 12, turn right and travel west to County road AA, turn left and travel south and west to State HWY 53 intersection, turn left and follow State HWY 53 south to County Road IA, follow IA south to County Road II or Deerfield Road, travel west on II to Lowes Creek Road, travel north back to point of origin. OCCUPANCY: Occupancy is required on January 1, 2010. EXPRESSIONS OF INTEREST SHOULD INCLUDE THE FOLLOWING: 1) Building name and address. 2) One-eighth inch scale drawing of space offered. 3) Square footage offered. 4) Method of measurement used to determine rentable square feet. 5) Name, address, and telephone number of individual to be contacted 6) Evidence of authority to represent the owner.
