Description
FLEX SPACE WANTED BY THE U.S. GOVERNMENT Contracting Office Address General Services Administration, Public Buildings Service (PBS), Real Estate Division (9PEC), 450 Golden Gate Avenue, 3rd Floor East, San Francisco, CA, 94102-3434 SPACE REQUIREMENT The United States Government is seeking to lease space comprised of approximately 9,462 ANSI/BOMA square feet (previously usable) of office space and 2,400ANSI/BOMA square feet (previously usable) of warehouse space with at least twenty (20) reserved, surface on-site parking spaces. The space should be fully serviced including all utilities, janitorial and snow removal services. Buildings offered must meet or be capable of meeting the following criteria: • Have zoning that is compatible for Government's proposed use, as shall adjacent properties. • The office space should be contiguous. • Not be located within a 100 year flood plain or other geological or environmental impairments. • Meet seismic standards contained in "Standards of Seismic Safety for Existing Federally Owned and Leased Buildings and Commentary", ISSC RP 6, or be a candidate for retrofit to meet same. • Be a modern building located within a conforming office development setting with prestigious appearance in a campus like atmosphere. • Have convenient access to major traffic arteries and to food service establishments and retail services. STANDARD CONDITIONS AND REQUIREMENTS The space offered must be fully serviced in a quality building of sound and substantial construction, either a new, modern building or one that has undergone restoration or rehabilitation for the intended use. The building and the leased space shall be accessible to workers with disabilities in accordance with the Americans with Disabilities Act Accessibility guidelines and the Uniform Federal Accessibility Standards. Wherever standards conflict, the more stringent shall apply. The leased space shall be free of all asbestos containing materials, except undamaged asbestos flooring in the space, undamaged boiler or pipe insulation outside the space, in which case an asbestos management program conforming to EPA guidance shall be implemented. The space shall be free of other hazardous materials according to applicable Federal, State, and local environmental regulations. Additionally, the building must conform to Life Safety Performance Level of ICSSC RP 6. Further, the space must be altered to meet the Government's requirements. LOCATION To warrant consideration, the property must lie within the following boundaries: NORTH: At N. Virginia St. and McCarran to Pyramid Hwy 445 to Los Altos Pkwy EAST At Los Altos Pkwy and Vista Blvd. to Greg St. to McCarran Blvd. SOUTH: At McCarran Blvd and Greg St. to Mira Loma Rd. (also named Alexander Lake Rd. or Desert Way) to Rio Wrangler Parkway to Western Skies Drive (also named Mira Loma Rd.) to Geiger Grade Rd to So. Virginia St. WEST: At So. Virginia St and Geiger Grade Rd.. to McCarran Blvd to complete the loop LEASE TERM: 15 years (10 years firm). OCCUPANCY: Occupancy is required no later than 11/01/2010. EXPRESSIONS OF INTEREST should be submitted to the following person and address in writing, via e-mail, or via fax, and should provide all of the following information: 1. Building name and address. 2. Rentable and usable square feet offered, including floorplate size and floor plan. 3. Method of measurement used to determine rentable square footage. 4.
