Description
UNITED STATES GOVERNMENT Seeks Leased Office Space Mobile, AL REQUIREMENT: The U.S. Government is seeking to lease approximately 39,100 rentable square feet yielding 34,000 ANSI/BOMA office area square feet of office and related space in Mobile, AL within the following delineated area: DELINEATED AREA: Point of Beginning: Water Street and St. Louis 1. Proceed north on Water Street to Congress. 2. Turn left on Congress to Claiborne 3. Turn left on Claiborne to Conti 4. Turn left on Conti to Royal Street 5. Turn left on Royal to Dauphin 6. Turn right on Dauphin to Water Street 7. Turn left on Water Street to St. Louis (Point of Beginning) REQUIRED: Eight (8) reserved parking spaces are required. The building site must not be located within a 100-year flood plain. Space must be located in a prime commercial office district with attractive surroundings with a prevalence of modern design, tasteful rehabilitation in modern use or new construction. All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. The offered space must meet Government requirements for Fire Safety and Handicapped Accessibility. The Government does not accept sub-leases. Additional special requirements that apply will be addressed in the market survey and the subsequent solicitation for offers. LEASE TERM: Term is for 10 years, 5 years firm, with the Government having cancellation privileges after 5 years.
